New listings have underwhelmed for much of the previous 12 months, mainly because current homeowners do not want to let go of historically low mortgages secured between late 2020 and early 2023. Despite a recent uptick, the overall Saline market for new single-family home listings comprises an inventory of just 1.1 months at last count.

Recent trends also favor sellers in terms of sales and pricing. In April 2024, there were 15 home sales in Saline at a median price of $320,000 (the median list price was $319,000). Both numbers represent a slight decline from last April when the total sales volume was about $5.6 million, significantly higher than this year’s April total of about $5 million.

Market Conditions

As we enter summer 2024, Saline homes are spending an average of just 10 days on the market. The market appears to be gearing up for an active summer sales season. Buyers and sellers should be aware of a few market conditions, including new housing developments and interest rates.

New Developments

Several areas east of Saline will see new construction homes becoming available over the next six months, including those at Saline Valley Farms, Charter Oak Estates, Fosdick Glen, and Bemis Ridge Estates.

Additional area developments include Andelina Farms, which comprises single-family and townhome components 1.5 miles south of downtown Saline. Gallery Pointe is a 70-unit luxury condo development five minutes north of Downtown Saline that still has much current and future inventory available.

Mortgage Rates

While mortgage rates have experienced modest fluctuations in 2024, starting the year at 6.62% for a 30-year fixed-rate loan, they have spent much of the year hovering around the 7% threshold — the highest they have been since achieving a 23-year high in late October 2023.

The good news is that rates are slightly lower in Michigan. Currently, rates in Michigan are as follows:

  • Conventional: 6.875% for a 30-year fixed-rate loan; 6.375% for a 15-year fixed-rate loan
  • FHA: 6.625% for 30-year fixed-rate loan
  • Jumbo (for loans above the 2024 threshold of $766,550): 7% for a 30-year fixed-rate loan; 6.875% for a 15-year fixed-rate loan
To date, rates have fallen in line with predictions of a slight increase through the year's first quarter. Barring any unforeseen changes, expect the mortgage rate to hover around 7% in the short term, with the possibility of a decrease toward 6.5% by year’s end.

Of course, despite the potential for a rate decline, this reduction may be offset by heightened demand and escalating prices, perpetuating the cycle of low inventory and higher housing costs. Saline's diverse marketplace and the slow buildup of inventory will no doubt help buoy buyers through an uneven market. Still, sellers will maintain a better position for at least the next quarter.
